The government is constructing a Sh3.25 billion affordable housing project in Kikuyu Constituency, Kiambu County, that will deliver 1,140 residential units, which is 58 percent complete.

The developmentis located on a 6.9-acre parcel at the Kabete/Kikuyu interchange.

The project is being implemented by Vaghjiyani Enterprises Limited under an 18-month contract.

The housing scheme adopts a mixed-income model designed to accommodate different income levels and household sizes while promoting social integration.

The units comprise 360 market-rate apartments, including 180 three-bedroom and 180 two-bedroom units; 556 affordable units made up of 120 three-bedroom, 300 two-bedroom, and 136 studio apartments; and 224 social housing units consisting of 44 one-room, 120 two-room, and 60 three-room units.

The residential component will be distributed across eight blocks rising 14 floors above ground level, with three blocks incorporating sub-basement parking.

The project also includes a four-storey mixed-use development block that will host retail shops and restaurants to support commercial activity within the estate.

During construction, the project is generating employment for engineers, architects, quantity surveyors, masons, electricians, and other skilled and semi-skilled workers.

The contractor is collaborating with Jua Kali clusters to prefabricate steel doors, windows, and railings, while local micro, small, and medium enterprises are handling paintworks and landscaping.

Once completed, the development is expected to create permanent jobs in property management, maintenance, security, and retail services.

The inclusion of retail spaces is projected to stimulate small businesses and provide opportunities for local entrepreneurs, with space expected to accommodate carpentry workshops, furniture outlets and repair services. Home-based enterprises such as tailoring and welding are also expected to benefit.

The project will improve living standards by providing access to modern housing, clean water, proper sanitation and waste management systems.

Planned street lighting and surveillance systems are expected to enhance security, while improvements in surrounding road networks, drainage and public utilities are anticipated to support the area’s urban growth.

Upon completion, the Kikuyu development is expected to serve as a model for high-density, mixed-use affordable housing projects across the country.

As of December 2025, t

he State Department of Housing and Urban Development said the most significant number of completed units is concentrated in Nairobi at the Mukuru Met Site, which accounts for 1,080 units.

This substantial number indicated a prioritisation of addressing the housing deficit within the capital city, where the need is often most pressing.

Outside of Nairobi, the completion numbers are more modest but signal a nationwide distribution strategy.

Two major sites, Lurambi Estate in Kakamega and Elburgon Estate in Nakuru, each report the completion of 220 units.

These regional projects are key to decentralising the housing initiative and providing affordable homes in major county hubs.

The fourth site listed, Homa Bay Estate in Homa Bay, had the lowest reported number of completions at 110 units.
